This luxury town-home is brand new and has never been rented. Everything in it is brand new for the 2012 summer season. We have designed every aspect of the decor to reflect the luxury lifestyle you’re used to, and there is plenty of room for everyone whether you’re a large family, a couple smaller families or a small group.
SIZE, ARRANGEMENT AND BEDDING AND OTHER DETAILS
The two master bedrooms are on the gulf (one on the second floor and one on the third floor) and both have king beds. The guest bedroom on the second floor has two sets of bunks with full beds on the bottom bunks and twin beds on the top. The other guest bedroom on the third floor has a queen bed and a quiet seating area.
Each bedroom has its own, private full bathroom. And the master bathrooms have a large tub and separate stand-up shower. Each master bedroom has its own private, gulf-facing balcony to enjoy our miraculous sunsets.
This house has lightening fast wifi that is protected to keep the speeds high.
This home is located on the quiet west-end of Panama City Beach, just about 1.5 miles west of Highway 79. The ground floor features a very large, open living area with extremely tall 10′ ceilings and a spectacular view of the gulf.
In addition to a fully stocked kitchen with all the necessary appliances, there is a cozy wine bar with mini fridge to keep the drinks cool.
The back deck overlooking the gulf is large and features comfortable seating and places you just steps from our sugar white sand. Just around the corner is a private pool that you share with just five other tenants. This property has 1 Queen(s), 2 Full(s), 2 Twin(s), 2 King(s).

Policies
| Cancellation Policy We totally understand plans change. Our cancellation policy states that if you have to cancel your reservation, we need 45 days advance notice from the day you were supposed to check in in order to get your advance rental payment returned in full. All cancellations that are made 45 days in advance of check-in or greater will have a $45 processing fee. If you cancel within 44 days and 31 days of your expected check-in, we will keep 50% of your advance rent payment. If you cancel within 30 days of your expected check-in, then we reserve the right to keep all of your advance rental payment. |
| Deposit Policy On all of our properties we use Damage Insurance. This is great because you don't have to come up with hefty deposits and be out that cash while your on vacation. We charge $40. It's easy, simple and cheap for you. |

Our family meets at the beach every year for a little R&R the week of Thanksgiving. This year we chose Southern Exposure. The house was perfect. Plenty of room for all 12 of us and the location was perfect. The house was clean and neat and the only issue we had all week (the door lock) was fixed in a timely manner by Justin. PCBLP was very easy to work and very straight forward with policies and procedures. Justin was very cool and catered to anything we asked for. I would HIGHLY recommend this wonderful property for your next vacation.

Me and a couple of friends rented Southern Exposure during the Christmas holidays. The house is beautiful, and we found everything to be as shown in photos. It looks to be nearly brand new. Beach access could not be any easier, and the sunshine streaming onto the balconies (which blocked the wind) in the afternoon made sun-bathing on a cold Dec. day very warm and comfortable! And the ocean view . . . FANTASTIC!!!! We did have a couple of issues – one of which was our fault (we didn’t memorize the door code quickly enough and locked ourselves out right after arriving) but the property management folks were quick to respond. They went out of their way to be helpful. Parking can be an issue here b/c there are only 2 spaces, and this unit is big enough for several car loads of people. We had three cars, but it wasn’t a problem for us b/c we were the only people in the entire building (about 6 units) for our entire stay over the holidays.
